Where is Hackney Wick?

Hackney Wick is in East London, about five miles east of central London. In fact, it forms the south-east corner of the London Borough of Hackney.

The neighbourhood sits on the west bank of the River Lee Navigation. On the other side of the water is the Queen Elizabeth Olympic Park. Meanwhile, the A12 road forms a clear edge to the north and west.

Hackney Wick or Fish Island?

This is where it gets confusing. Fish Island lies just south, across Wallis Road and the railway. However, it is part of Tower Hamlets, not Hackney. Yet most people still call the whole area Hackney Wick.

Fish Island gets its name from its streets. For example, Roach Road, Dace Road and Bream Street are all named after freshwater fish. Despite the name, it is not a real island.

Why does this matter? First, your council and council tax depend on which side you live on. Second, planning rules differ. So always check the borough before you buy or rent.

Which postcode is Hackney Wick?

The core of Hackney Wick is in E9. However, Fish Island uses E3, while homes near the Olympic Park and Here East use E15 or E20.

A short history of Hackney Wick

For centuries, Hackney Wick was marshy farmland. Then the railway arrived in the 1860s, and factories followed fast.

As a result, the area became a busy industrial hub. Workers milled silk, made dyes and refined petrol. Most famously, Parkesine, the first man-made plastic, was produced here from 1866 to 1868. The Clarnico sweet factory was another big local employer.

After the factories closed, artists moved into the empty warehouses. By 2013, the area had more than 600 artist studios. In fact, it was often said to have one of the highest numbers of artists anywhere in Europe.

Next came the 2012 Olympic Games. The old Hackney Wick Stadium site became part of the Games, and the media centre later turned into Here East. Today, Hackney Wick blends its industrial past with new homes, cafés and a growing cultural scene. Both Hackney Wick and Fish Island are now conservation areas, which helps protect the old buildings.

Finally, here is a fun fact. Channel 4's The Big Breakfast was filmed at the Lock Keeper's Cottage on Fish Island from 1992 to 2002.

Is Hackney Wick a good place to live?

Yes, for the right person. Hackney Wick is a great fit if you want canal-side living, good transport and plenty to do. However, it can be noisy, and parts are still building sites.

What people love

  • Canal walks on your doorstep
  • The Olympic Park next door
  • Craft beer, great food and live music
  • Zone 2 with fast links to Stratford
  • Flats cheaper than the Hackney average
  • A strong creative community

Things to consider

  • Busy and loud on weekend nights
  • Ongoing building work
  • Mostly flats, with few houses
  • Service charges in new blocks
  • Crowds on Olympic Park event days
  • Prices have dipped in the past year

Our local view: Buyers often fall for the canal views and warehouse style. Even so, we always suggest a weekend evening visit before you commit. That way, you see the area at its liveliest.

Who lives in Hackney Wick?

Hackney Wick has a young, mixed crowd. In fact, many residents are renters in their twenties and thirties. You will meet artists, designers, tech workers and students.

Here East brings in staff and students from Loughborough University London and UCL. Meanwhile, the East Bank cultural quarter attracts people working in fashion, design and the arts.

Families are a growing group too. That is because new schools on the Olympic Park and lots of green space make it easier to bring up children here. Still, most homes are flats, so larger families often look towards Homerton or Victoria Park for houses.

Transport and commuting from Hackney Wick

Overall, Hackney Wick is well connected for a Zone 2 area. The station is on the London Overground's Mildmay line. It was rebuilt in 2018, with a new subway under the tracks.

Off-peak, around eight trains an hour run to Stratford. Other trains run west towards Highbury & Islington, Richmond and Clapham Junction. Stratford then links you to the Elizabeth line, Central line, Jubilee line and DLR.

Highbury & Islington12 minutesDirect

Canary Wharf20 minutesChange at Stratford for the Jubilee line
King's Cross25 minutesChange at Highbury for the Victoria line

Times are typical estimates. Always check the TfL station page before you travel.

Buses, cycling and walking

Bus routes 276 and 488 stop at the station. In addition, other nearby routes include the 26, 30, 236, 339 and 388, plus the N26 night bus.

If you cycle, the canal towpaths are a joy. National Cycle Route 1, the Lea Valley Walk and the Capital Ring all pass through. You can also walk to the Olympic Park in about two minutes from the station.

Driving, however, is harder. Parking is limited and mostly controlled, so most locals walk, cycle or take the train.

Hackney Wick house prices in 2026

The average sold price in Hackney Wick was £482,938 over the past year, according to Rightmove, using HM Land Registry data to August 2026. Prices fell 13% on the year before. They are now 17% below the 2022 peak of £583,913.

Property typeAverage sold price
Flats£457,141
Terraced houses£995,000
Semi-detached houses£830,000
All homes£482,938

Flats make up most sales, so they drive the average. Houses, on the other hand, are rare and sell for much more.

How does Hackney Wick compare?

Overall, Hackney Wick is cheaper than the rest of Hackney. The ONS puts the Hackney average at £619,000 in August 2026, with flats at £536,000. By comparison, the London average was £554,000.

In other words, a typical Hackney Wick flat costs around £80,000 less than the average Hackney flat. That gap is one reason first-time buyers keep coming here.

Our local view: The recent price dip has made Hackney Wick better value. As a result, well-priced flats with outdoor space still sell steadily.

Buying a home in Hackney Wick

Most homes for sale in Hackney Wick are flats. Even so, you can choose between warehouse conversions, live/work units and modern new-builds by the canal or on Fish Island.

Recent listings include one-bed flats from around £415,000. On Fish Island, new schemes such as Lanterna Court have listed one-beds from £450,000. Meanwhile, warehouse lofts often sell at a premium for their high ceilings and character.

What to check before you buy

  • Service charge and ground rent. Ask for the last three years of bills.
  • Cladding and fire safety. Ask whether the building has an EWS1 form, if your lender needs one.
  • Lease length. Check how many years are left on the lease.
  • Live/work rules. Some units have planning limits on how you use them.
  • Flood risk. Homes near the water may need a flood search.

Also, our guide to leasehold reform explains what is changing for flat owners.

Help for first-time buyers

Hackney Wick is popular with first-time buyers. First, flats here cost less than the Hackney average. Second, Hackney and Tower Hamlets both count as inner London for the new Your First Home scheme. That means new-builds up to £650,000 can qualify, from 2027. Read our first-time buyer guide to East London for every option.

Selling a home in Hackney Wick

Buyers in Hackney Wick are mostly first-time buyers and young couples. Above all, they want good transport, outdoor space and a bit of character.

So what sells fastest? In our experience, it is flats with a balcony or terrace, canal views and low service charges. Similarly, homes close to the station sell quickly.

Pricing is key in today's market. Prices have dipped over the past year, so buyers compare carefully. So a realistic price from the start usually brings more viewings and a faster sale. For more tips, see our guide to selling a flat in London.

Renting in Hackney Wick

Renting is the most common way to live in Hackney Wick. Also, rents here are often lower than in Dalston or London Fields, though new-build flats can cost more.

For example, here are typical asking rents for flats on Zoopla in November 2026:

SizeTypical asking rentRange seen
1 bedroom£2,450 a month£2,200 to £2,825
2 bedrooms£2,600 a month£2,100 to £3,150
3 bedrooms£3,000+ a month£3,000 to £3,800

For context, the ONS puts the average Hackney rent at £2,667 a month in September 2026. However, that figure includes existing tenancies, so new lets often cost more. Our guide to renting in Hackney covers rents across the borough.

Tips for renters

  • Move fast, because good flats near the station go quickly.
  • Ask whether bills or a concierge are included.
  • Check what live/work units allow before you sign.
  • Know your rights under the Renters' Rights Act, now in force.

Hackney Wick for landlords

Hackney Wick has strong rental demand. That is because students, Here East staff and young professionals keep it busy all year.

Yields are also healthy. For example, take a flat bought at the average price of £457,000. Let at £2,450 a month, it gives a gross yield of about 6.4%, before costs.

However, there are rules to follow. Hackney runs selective and additional licensing for many rented homes. You can read more in our guide to Hackney's licensing schemes. On top of this, the Renters' Rights Act has changed how tenancies work.

That is where a local agent helps. Compare our services in our guide to lettings in Hackney, and see our letting agent fees.

In 2026/27, a Band D home in Hackney pays £2,060 a year, according to Hackney Council. On Fish Island, Tower Hamlets charges about £1,838 for Band D. Also, most flats fall into lower bands, so many people pay less.

Is Hackney Wick safe?

Hackney Wick is generally safe, but it is a busy urban area. Still, like much of inner London, it has its share of crime.

The most reported crimes in the Hackney Wick policing area are violence, anti-social behaviour and theft. This is based on police data for March 2026. Also, busy weekend nights and big Olympic Park events bring large crowds.

Simple steps help, though. For instance, keep your phone out of sight late at night, lock your bike well and stick to lit routes. You can see the latest local figures on the Met Police website.

The future of Hackney Wick

Hackney Wick is still changing fast. Plans for 190 new homes around the station, half of them affordable, have been approved. Together, they form part of a new neighbourhood centre with shops and workspace.

On Fish Island, more new homes keep arriving. Also, since December 2024, planning decisions have moved from the London Legacy Development Corporation back to Hackney and Tower Hamlets councils.

What could this mean for prices? More homes, shops and culture tend to make an area more popular over time. Even so, new supply can also keep prices in check. Read Hackney's guidance on the Hackney Wick conservation area for planning rules.
