Where is Clapton? Boundaries and postcode
Clapton is in the north-east of the London Borough of Hackney, mostly in the E5 postcode. The River Lea forms its eastern edge, while Stamford Hill and Springfield Park sit to the north.
To the south, it runs down to Homerton and Hackney Central, while Hackney Downs, Rectory Road and Stoke Newington lie to the west.
If you know our Homerton area guide, think of Clapton as the greener, more residential neighbour to the north.
Upper Clapton vs Lower Clapton
The two halves meet at the Lea Bridge Road junction. The southern half has most of the restaurants, as well as Chatsworth Road and the Georgian streets around Clapton Square.
Upper Clapton, meanwhile, rises up the hill towards Springfield Park and Stamford Hill. It is also quieter and cheaper, with an average sold price of £490,032, compared with £757,293 further south.
The north also shares its hill with Stamford Hill, home to Europe's largest Hasidic Jewish community, so you will see many independent faith schools there.
A short history of Clapton
Clapton began as a small hamlet called Clopton, first recorded in 1339. The name probably means farm on the hill, because the land rises from the River Lea.
Later, wealthy Londoners built country houses here, such as Brooke House, which Henry VIII took in 1535. Then Clapton Square was laid out in 1816, and the station opened in 1872.
The Victorians filled the fields with terraces, while Millfields Park and Springfield Park opened in 1884 and 1905. After the war, the council built large estates, although many 1960s towers came down in the 1990s.
From Murder Mile to Mambow
However, in the early 2000s, the main road gained a grim nickname. In January 2002, The Independent called it Britain's Murder Mile, after eight men were shot dead in two years.
Since then, the area has changed a lot. For example, crime in E5 fell by 25% between 2010 and 2016, according to council figures reported by the Hackney Post. Today, the road is mostly known for its restaurants.
Is Clapton a good place to live? Pros and cons
Yes, it is a good place to live if you want space, parks and a short commute for a fair price. But there is no Tube, and some streets are busier and rougher than others.
The good
- Big parks, including Springfield Park and Millfields Park.
- The River Lea on your doorstep, so walks are easy.
- Fast trains, so Liverpool Street is about 11 minutes away.
- Prices close to the Hackney average, rather than above it.
- Rents below the Hackney average, especially for one-beds.
- Lots of good schools, including several rated Outstanding.
The not so good
- No Underground station, so you rely on trains and buses.
- Higher crime around Lower Clapton Road than on quieter streets.
- Lower Clapton Road is busy, especially at rush hour.
- No large supermarket, so the weekly shop takes more planning.
- Conservation rules apply in four areas, so some changes need permission.
- Parking is tight and mostly permit-only.
Who lives in Clapton?
In fact, this is one of the most mixed parts of Hackney. For example, you will find young professionals, families and long-standing council tenants.
Our local view: we meet many renters from Dalston and Stoke Newington who move here because they want more space. Mostly, they want a second bedroom and a park nearby, without paying Stoke Newington prices.
Transport and commuting from Clapton
There is no Tube, but there are fast trains to Liverpool Street and several stations nearby. As a result, most commutes to the City take under 30 minutes.
- The main station is on the Weaver line, in Zones 2 and 3, with about 4 trains an hour each way. Also, Hackney Downs and Rectory Road are on the same line.
- Finally, Lea Bridge station reopened in May 2016, with Greater Anglia trains to Stratford.
Journey times
| Destination | Route | Time |
|---|---|---|
| Liverpool Street (the City) | Weaver line from Clapton | 11 to 14 min |
| Liverpool Street | Weaver line from Hackney Downs | 8 to 12 min |
| King's Cross | From Clapton, one change | From 36 min |
| Stratford | Greater Anglia from Lea Bridge, 4 trains an hour | Check TfL |
| Canary Wharf and Oxford Circus | Change at Liverpool Street for the Elizabeth line | Check TfL |
Sources: Trainline, checked 8 November 2026. However, times exclude the walk to the station.
Buses and parking
Buses fill the gaps, because routes 106, 253, 254 and 393 stop near the station, while the N253 runs all night. However, parking is harder, since most streets have permit or pay-and-display bays.

Our local view: the north looks cheap because most sales there are flats, while family houses often pass £1 million.
Buying in Clapton
Buying here usually means choosing between a Victorian conversion, a whole house or an estate flat, so compare running costs as well as prices.
What homes are there?
- Victorian terraces, mostly split into flats.
- Georgian and early Victorian houses, especially around Clapton Square.
- Ex-council flats on estates such as Clapton Park, often the cheapest way in.
- Newer flats near the River Lea, including some with park views.
Conservation areas
There are four conservation areas here: Clapton Square, Clapton Pond, Clapton Common and Lea Bridge. In fact, the first three were designated in 1969, among the first in Hackney. Read more on the Hackney Council Clapton Square page before you buy.
Leasehold and first-time buyers
Most flats are leasehold, so check the lease length and service charge first. Our guide to leasehold reform in 2026 also explains your rights.
First-time buyers pay no stamp duty on the first £300,000, then 5% up to £500,000. Because the average flat here sold for £508,350, many first-time buyers still get some relief, especially in Upper Clapton.
In addition, the new Your First Home scheme could help with a new-build flat, with a £650,000 cap in Hackney. Read our guide to the Your First Home scheme before you start, or begin with our first-time buyer guide to East London.
Selling in Clapton
Selling works best when you price from recent sales on your own street, rather than across E5. That is because prices swing a lot between Upper and Lower Clapton.
So what do buyers want? Most ask for a garden and a second bedroom, as well as a short walk to a park or station.
Our local view: spring is usually the busiest time to sell. That said, good homes sell in any season if the price is right. If you own a flat, read our guide to selling a flat in London first.

Renting in Clapton
Renting here costs less than the Hackney average, which is why so many renters move here.
| Home | Clapton | Hackney |
|---|---|---|
| 1 bedroom | £1,895 | £2,067 |
| 2 bedrooms | £2,424 | £2,649 |
| 3 bedrooms | £3,105 | £3,701 |
| 4 bedrooms | £4,372 | £4,802 |
Source: average asking rents a month on home.co.uk, June 2026. By comparison, the ONS London average rent was £2,338 in September 2026.
Our tip for tenants: have your references ready, because the best flats go within days. Then search homes to rent in Clapton on our website.
Clapton for landlords
This is a solid area for landlords, because demand from young professionals and families stays steady. But licensing and new tenancy rules mean you need to get the paperwork right.
For example, a 1-bed let at £1,895 a month on a £508,350 flat gives a gross yield of about 4.5%, by our estimate. That is before costs and tax.
Licensing and the Renters' Rights Act
Hackney Council's selective licensing area includes the wards around Clapton, such as Lea Bridge, Springfield and Homerton. So most single-household lets need a licence. Our guide to Hackney property licensing also covers fees.
Since 1 May 2026, the Renters' Rights Act has ended section 21 "no fault" evictions. As a result, most tenancies now roll on, and you can only raise the rent once a year.
Our local view: for the most part, two-bed flats near the station and Millfields Park let fastest. We also offer guaranteed rent for 2 to 3 years and full management. Also, see our letting agent fees in Hackney, or find out why landlords choose us as their lettings agent in Hackney.

The surgery was taking new patients on 8 November 2026, according to the NHS website.
Is Clapton safe?
The area is safer than its old reputation suggests, but crime varies a lot from street to street. So it pays to look at the exact road you are thinking of.
| Area (CrystalRoof, Sept 2025 to Aug 2026) | Crimes per 1,000 people |
|---|---|
| Springfield, near Springfield Park (E5 9EF) | 82 |
| Millfields Road, Lower Clapton (E5 0SB) | 106 |
| Clapton Square and Lower Clapton Road (E5 8HP) | 228 |
| London Borough of Hackney | 123 |
In particular, the busiest stretch, around the high street, has the highest rate. In fact, shoplifting is the most common crime there, while the quieter streets near the parks sit below the Hackney figure.
So, as anywhere in inner London, lock your bike and stick to lit streets after dark. Finally, you can check the latest figures for any street on police.uk.
The future of Clapton
The area is changing slowly, rather than through one big scheme.
- Chatsworth Road became car-free on Sundays from August 2025, so the market has more room to grow.
- The Nightingale Estate regeneration was approved in 2017, including 400 new homes for social rent, shared ownership and sale.
- Also, Lea Bridge station (2016) and the new ice centre (2023) have made the east side easier to reach.
Our local view: when Stoke Newington and Dalston get dearer, more buyers look here next. Meanwhile, the conservation areas protect the best streets, so period houses should stay in short supply.
Clapton vs nearby areas
It costs less than Stoke Newington, but more than Walthamstow.
| Area | Average price | Change | Station | Feel |
|---|---|---|---|---|
| Clapton | £682,135 | Similar | Clapton | Parks, river, good value |
| Stoke Newington | £733,683 | Down 3% | Stoke Newington | Church Street and Clissold Park |
| Dalston | £668,416 | Down 6% | Dalston Junction | Busy, markets and nightlife |
| Homerton | £612,500 | Down 2% | Homerton | Hospital, Chatsworth Road edge |
| Walthamstow | £600,043 | Up 4% | Walthamstow Central | Village, markets, wetlands |

Clapton FAQs
These answers cover the questions people ask us most, such as safety.
Living in Clapton
Is Clapton a good place to live?
Yes, for most people it is. You get Victorian streets, big parks and the River Lea, while Liverpool Street is about 11 minutes away by train. However, there is no Tube, and crime is higher on the main high street.
What is the difference between Upper and Lower Clapton?
The southern half runs down towards Hackney Central and has most of the restaurants. The northern half sits above the Lea Bridge Road junction, near Springfield Park. In fact, the north is cheaper, with an average sold price of £490,032 against £757,293 in the south.
Is Clapton in Hackney?
Yes, it is in the London Borough of Hackney, in East London, and most homes have an E5 postcode. However, it has never been an official district, so it has no fixed boundary. The River Lea forms its eastern edge, while Waltham Forest lies across the water.
Why is it called Clapton?
The name was first recorded as Clopton in 1339. It probably means farm on the hill, because the land rises up from the River Lea. Later, in the early 1800s, local courts began to split the area into an upper and a lower half.
Reputation, safety and family life
What is Clapton known for?
It is best known for Springfield Park, the River Lea, Chatsworth Road Market and a strong food scene, especially on the main high street. In the early 2000s, however, that same road was nicknamed Murder Mile, a label the area has since shaken off.
Is Clapton safe now?
It is much safer than its old reputation, but it varies by street. According to CrystalRoof, using police data, Millfields Road had 106 crimes per 1,000 people from September 2025 to August 2026, below the Hackney figure of 123. Around the main high street, however, the rate was 228.
Is Lower Clapton Road still called Murder Mile?
Some people still use the old nickname, which dates from the early 2000s. In January 2002, The Independent reported eight men shot dead in two years. Since then, crime in E5 has fallen, and the road is now better known for restaurants such as Mambow and Lucky & Joy.
Is Clapton good for families?
Yes, it suits families well. There are 9 state schools rated Good or Outstanding within half a mile of two central postcodes we checked. In addition, Springfield Park, Millfields Park and the River Lea give children plenty of space, while Springfield Park also has a playground.
Transport
What is the nearest station to Clapton?

Is there a Tube station in Clapton?
No, there is no Underground station here. Instead, most people take the Weaver line into Liverpool Street, then change for the Central line or the Elizabeth line. As a result, the City is still close, even without a Tube on your doorstep.
How long does it take to get to Liverpool Street from Clapton?
It takes about 11 to 14 minutes by direct train, according to Trainline in November 2026. Also, the fastest trains from Hackney Downs take 8 minutes. So most of E5 is within 30 minutes of the City, even after the walk to the station.
Property and prices

Are house prices going up in Clapton?

Are there conservation areas in Clapton?
Yes, there are four: Clapton Square, Clapton Pond, Clapton Common and Lea Bridge. In fact, the first three were among Hackney's first conservation areas in 1969. So check with Hackney Council before you change windows, doors or the front of a home in these streets.
Can I use the Your First Home scheme in Clapton?
Possibly, but only for a new-build home. Hackney counts as inner London, so the price cap is £650,000. In addition, the scheme offers a 20% government equity loan with a deposit from 2.5%. According to press reports, it should launch in spring 2027.
Renting and letting
How much is rent in Clapton?
Rents here are lower than the Hackney average. For example, home.co.uk listed two-bed homes at an average of £2,424 a month in June 2026, against £2,649 across Hackney. So the area is one of the better-value parts of the borough for renters.
What does a one-bed flat cost to rent in Clapton?
A one-bed flat costs about £1,895 a month, based on asking rents on home.co.uk in June 2026. That is below the ONS London average of £2,338 in September 2026. However, flats near the station or with a garden often ask more.
Do landlords in Clapton need a licence?
Yes, most do. Hackney Council's selective licensing area covers the local wards, including Lea Bridge, Springfield and Homerton. Also, a home shared by 3 or more people from 2 or more households needs an additional HMO licence. Otherwise, letting without one can lead to heavy fines.
Schools
What are the best schools in Clapton?
Top-rated state schools include Clapton Girls' Academy, Mandeville Primary and Southwold Primary. In fact, Ofsted rated all three Outstanding in 2024 or 2025. However, places are in high demand, so check admissions rules with Hackney Education before you buy or rent.
Food, drink and things to do
What are the best restaurants in Clapton?
Local favourites include Mambow for Malaysian food, Lucky & Joy for Chinese-inspired dishes and Uchi for Japanese small plates. Also, Elephant opened in a restored Victorian pub on the high street in July 2025. Most of the best places sit within a 10-minute walk of each other.
What are the best pubs in Clapton?
Top picks include the Clapton Hart on the main road and the Crooked Billet near the station. For the river, try the Anchor & Hope or the Princess of Wales. Meanwhile, The Elderfield reopened under the Spurstowe Arms team in November 2025.
When is Chatsworth Road Market?
The market runs every Sunday from 10am, according to Hackney Council. More than 50 traders sell food, bread, cheese, vintage clothes and gifts. Since August 2025, the street has also been closed to cars on Sundays, so it is easy to stroll.
Where can I walk or run by the River Lea?
The River Lea towpath runs along the eastern edge, so you can walk or run for miles on the flat. Head north to Springfield Park, or go south towards Hackney Marshes. Also, Millfields Park runs right down to the river from the southern half.
Everyday life and comparisons

Lower Clapton Group Practice is at The Portico, 34 Linscott Road, E5 0RD, and it was taking new patients in November 2026, according to the NHS website. Also, Homerton University Hospital, the nearest A&E, sits on the southern edge of the area.
Should I choose Clapton or Stoke Newington?
Choose E5 if you want more space for your money and easy river walks. The average sold price here was £682,135, against £733,683 in Stoke Newington, according to Rightmove. However, Stoke Newington has Church Street and a more settled, village feel.
Should I choose Clapton or Walthamstow?
Stay this side of the river if you want to be in Hackney and closer to the City. Walthamstow is cheaper, with an average sold price of £600,043. In contrast, trains from here reach Liverpool Street in about 11 minutes, so commuting into the City is quicker.
Selling and estate agents
How fast do homes sell in Clapton?
In our experience, well-priced family houses sell fastest, especially near Millfields Park and Springfield Park. However, buyers are careful in 2026, so flats priced too high can sit on the market for months. Even so, realistic pricing from day one still brings quick offers.
